How can I stop a forced auction?+

The most important step is to act early. One option is selling the property to Lunovio: the purchase price settles the debt secured on the house, the proceedings are stopped, and you keep living in your home.

The sooner you talk to us or to your bank, the more room you have to manoeuvre.

I can no longer service the debt secured on my house — what can I do?+

Waiting usually only weakens your position. It helps to have an open conversation with your lender and with us: we assess whether buying your property can settle the debt and give you time for a genuine financial fresh start — without you having to move out.

At the latest, when can I still stop a forced auction?+

In principle, action is possible right up until shortly before the auction date. It's far better, though, to act at least three weeks beforehand: at that point you still have a free choice, can help shape the sale process, and can negotiate contract terms calmly — instead of acting under the pressure of the final days.

Can I stay in my house if it goes to a forced auction?+

No. In a forced auction, ownership passes to the highest bidder and, as a rule, your right to live there ends too. A timely sale to Lunovio avoids exactly that — with us, you stay.

I have debt right now but expect money soon — how do I bridge the gap?+

In this case, a sale with a later buy-back option is often the right solution: the current debt is settled through the sale, you keep living in your home, and once the expected money — an inheritance, a severance payment, or another sale — becomes available, you buy the property back on the agreed terms.

What happens to any surplus value above the debt?+

We discuss this individually and transparently with you. It's always based on a fair valuation of your property and an open breakdown of the liabilities to be settled.

Does Lunovio also buy holiday properties abroad?+

Yes, under certain conditions. Alongside properties in North Rhine-Westphalia and across Germany, we also consider holiday properties in Sweden, Spain, Italy, Switzerland and Croatia — but only where a neutral expert valuation of the property is available.

Does contacting Lunovio cost me anything?+

The first conversation is free and non-binding. Specific terms are only put in writing once we both decide to move forward with a purchase.
